The single most valuable planning decision you can make: keep the room at least 2 m from every boundary and the Permitted Development height limit rises from 2.5 m to 3 m overall for a flat roof - enough for a full-height insulated warm roof without a planning application.

Common questions

How tall can a garden room be 2m from the boundary?

Under Permitted Development a flat-roof outbuilding 2 m or more from every boundary can be up to 3 m overall, with eaves no higher than 2.5 m. Within 2 m of any boundary the whole building is capped at 2.5 m.

Does the 2m rule measure to the wall or the overhang?

Measure to the nearest part of the building - a roof overhang counts. Our configurator measures to the cladding face and flags the eaves rule separately; verify the exact interpretation with your local planning authority.

Can I still build closer than 2m?

Yes, but the entire building must stay under 2.5 m overall, which makes a warm insulated roof very tight - see our under-2.5m guide, or apply for planning permission for full height.
